Renovating Nahant's summer houses for year-round life

Nahant is about 1.2 square miles of rock with the Atlantic on three sides, and every truck, dumpster and crane reaches it over one causeway road. Many of its houses began as summer places, so the real work is often behind the walls: framing, insulation and mechanicals that were never meant for January. We plan a Nahant job around staging, salt and the Conservation Commission before we talk about finishes.

Houses here

The houses of Nahant, era by era

Two near-islands, Little Nahant and Big Nahant, tied to Lynn by a sandy isthmus that carries Nahant Road. By the 1840s this was where Boston's well-off spent the summer; late in the 19th century the hotels gave way to private houses, and the town settled into what it is now, houses built close together on rocky, exposed ground. The west side, between Black Rock and Bass Point, is the most densely settled stretch. Nahant runs its own sewer system, with treatment at Lynn's regional plant, so additions are generally not sized around a septic system. Lot coverage, flood zones and the wetlands bylaw do the limiting instead.

  1. 1870–1910

Summer houses from the 1870s–1910s boom

The town dates a building boom to about 1870 that ran roughly four decades, when contractors put up hundreds of houses for summer visitors. Before pricing a renovation, open up enough to see the foundation, framing sizes, insulation and mechanicals. A house built for July can need a full winterizing scope before the kitchen or bath is worth doing.

  2. 02

    Older survivors and civic landmarks

A few earlier houses remain, including the Henry Cabot Lodge House, a National Historic Landmark thought to date from about 1820. The civic center has an 1895 library of ashlar granite and a 1912 Colonial Revival Town Hall, listed together as the Nahant Civic Historic District. National Register listing does not by itself restrict a private owner's work. On a house this old, though, the structural and envelope work has to be planned before the finish work.

  3. 03

Tight lots on the west side

Between Black Rock and Bass Point, houses sit close together on small lots. Check the lot's maximum building and site coverage before sketching an addition, and work out staging street by street: where the dumpster goes, when deliveries come over the causeway, and how to work on the rocky ground near the shore.

What local rules, the ground and the energy code ask of a project here, each with the source we checked. Rules change and some depend on the parcel, so we confirm them with the building department before anything is drawn.

  1. Coastal & wetlands

Flood zones AE, AO and VE

Nahant's zoning Flood Plain District covers FEMA Zones AE, AO and VE. Inside it, even fences, sheds, storage and paving need a building permit. New buildings and substantial improvements, meaning work costing 50% or more of the structure's market value, have to meet the district's construction standards. Check the parcel against the current FEMA map before scoping an addition. More on the FEMA 50 percent rule.

  2. Local note

A wetlands bylaw stricter than the state's

Nahant adopted its own wetlands bylaw in 2018, and it says outright that its standards go beyond the state Wetlands Protection Act. It covers beaches, dunes, land subject to tidal action or coastal storm flooding, and everything within 100 feet of them. The town's stormwater bylaw, as compiled in 2023, also requires a Conservation Commission approval once a project disturbs 600 sq ft of ground; confirm the current threshold with the Commission. With water on three sides, a new foundation or regrading often crosses one of these lines, so the Commission's calendar belongs in the schedule.

  3. Permits

    Architect-stamped plans with the permit

The town's online permit instructions ask building permit applicants for a complete plan set drawn to scale and stamped by an architect, plus a stamped site plan showing existing buildings and parking. Contractor licenses and a workers' comp certificate are uploaded with the application. Budget for drawings early, because a Nahant permit starts with them.

  4. ADU rules

ADUs: by right, with Nahant's conditions

Since the May 2025 Town Meeting, a Protected Use ADU is allowed by right in every zoning district except Natural Resource. It can be no larger than half the main house's gross floor area or 900 sq ft, whichever is smaller. Short-term rentals are not allowed, utilities run through the main house, the Board of Health has to confirm sewage disposal is adequate for the combined bedrooms, and the lot cannot go past its maximum building or site coverage. The Attorney General struck parts of the bylaw in October 2025, so design to the text the town posted on November 4, 2025. See our ADU guide and the Massachusetts ADU law.

  5. Energy code

    Stretch code since 2018

Nahant voted the Stretch Energy Code in at the April 2018 Town Meeting, effective July 1, 2018. An addition over 1,000 sq ft of conditioned area, or one that more than doubles the house, needs a HERS rating with a blower-door test; smaller additions follow the code's prescriptive envelope and systems requirements. Details in our stretch code guide.

  6. Historic district

No local historic district, for now

As of the town's 2023 bylaw compilation, Nahant has no local historic district and no demolition-delay bylaw, so exterior work does not need a historic commission certificate. In its 2025 annual report the Historical Commission said it is exploring historic districts, focused on the east end of Big Nahant. If your house is out there, ask the town where that stands before you plan exterior changes.

What we build here

What we build in Nahant

  • Coastal homes

Full ocean exposure means wind-driven rain and salt on every elevation. We specify corrosion-resistant fasteners, flashing and hardware, use rainscreen siding details where they fit, and size any addition with the flood district's construction standards in view.

  • Whole-home renovation

Turning a summer house into a year-round one is usually a whole-house job: insulation, air sealing, heating and the framing behind it, sequenced so the finishes go in once.

  • ADUs and in-law suites

On a tight Nahant lot, an ADU inside the existing house or over a garage often fits where a new footprint would not, and the town wants its utilities run through the main house anyway.

Questions

Questions we hear in Nahant

Can I build an ADU on my Nahant property?

In most cases, yes. Since the 2025 Town Meeting, a Protected Use ADU is allowed by right in every zoning district except Natural Resource, up to half the main house's floor area or 900 sq ft, whichever is smaller. The Building Inspector reviews site plans, floor plans and elevations, and the application is signed by all owners of record with a copy of the deed. No short-term rentals, utilities through the main house, and the lot must stay within its coverage limits. Confirm eligibility for your lot with the Building Inspector.

Does a small addition near the water need Conservation Commission approval in Nahant?

Often, yes. Nahant's wetlands bylaw is stricter than state law and covers land subject to tidal action or coastal storm flooding plus everything within 100 feet of it. The stormwater bylaw, as compiled in 2023, adds a Conservation Commission approval once a project disturbs 600 sq ft of ground. Talk to the Commission early, because its hearing schedule sets your start date.

Do I need architect-stamped drawings for a building permit in Nahant?

The town's online permit instructions ask for a complete plan set drawn to scale and stamped by an architect, plus a stamped site plan. Check with Inspectional Services what your particular scope requires, and put the drawings at the front of the schedule.

Is my Nahant house in a historic district that limits renovations?

Not currently. Nahant has no local historic district, and its National Register listings, such as the Nahant Civic Historic District, do not by themselves restrict private work. The Historical Commission has said it is exploring districts at the east end of Big Nahant, so confirm with the town before planning exterior changes there.
